I had a lab-great dane mix named Theodora (Teddy) and if you can imagine a lab head on a great dane body ... that was Teddy. Everyone asked ... What color is she ... because when the sun was out she simply shined and you had to put sunglasses on. She looked like she had the blue-gray very short coat of a Dane in the house. A wonderful dog. Now I have Canaan Dogs ... and their name tells you their history. They still herd sheep and goats for the Bedouin as they have done for more than 5,000 years. :D

Yesterday I started canvassing the neighborhood and found four empty houses without signs in some nice neighborhoods (only 3 different streets)... a start.

I think I will need to bird dog and wholesale as you suggested ... to begin and then use some of that cash flow to work on REO properties (Lender/Bank owned), short sales, &/or pre-foreclosure as you suggest.

I am a little leery of borrowing money ... I have heard that I should look for private investors who will loan out private funds for about 8% ... is there a thread in the forum that discusses the proper way to find and approach such private investors?

Thank you for the well-wishes ... I live near the VA-School of Medicine campus and my mailman tells me there are a lot FSBOs within 5 miles of me - his brothers are mortgage brokers. So tomorrow I will start canvasing the area ... a friend of mine in GA thinks wholesaling is the best way for me to start. We shall see what happens ... perhaps I will be helping families "out" this Christmas season.

I model a disease called Polycystic Ovary Syndrome. :D
Aren't you glad you asked? :D

This is when women develop cysts in their ovaries ... and it is the leading cause of infertility in women.

I've developed models that seem to produce cysts like those in women with PCOS. It is exciting research but federal funding is hard to get in any area of research ... even if you live in the northeast or on the west coast where most of the funding goes.

So I am looking at Real Estate to develop my own continual stream of funding for my research. I realize that may sound a little off the wall to most of the folks on this list, but it is what it is ...

I have no experience in real estate deals at this point, but I do know how to follow protocols and believe creativity can be applied to whatever one is committed to once one has a good mentor and understands the nuts and bolts of the process. I certainly hope real estate is easier than getting funding from the National Institutes of Health! :lol:

Hey everyone,

Just registered and thought I'd put out a small profile here.
I am a newbie in the area of real estate ... have done a lot of research ... probably because in my day job I do ... research! Definitely a thinker brain. So am looking for a REIA group in Columbia to mentor up with to get some hands on experience ... and help me do less thinking and more action. I like labs (the breed) and spend a lot of time in the lab ... and I can't resist a pun ... which is why I picked the "bird dog" avatar.
