@Jaron Walling I couldn't have said it any better myself. Keep on learning and reading and asking questions on BP. There's tons of networking events available on BP, and meetups are happening online all the time. Go to places like meetup.com or dig through the forums to find these events, and connect with other investors to build your team. Also, since I can see you're located in SoCal, there's a meetup I attend biweekly for SoCal investors; if you're interested I can send you a link.

@Shannon Tennyson Thank you for the advice. Just out of curiosity, why do beach properties need more funds allocated to CapEx?

@Nicholas Gray and @John M. and whoever else is thinking about making a career change because they can't stand their job, I highly recommend reading the book When to Jump by Mike Lewis. I'm not sure if anyone else already suggested that book but it has some great advice on how to make the transition from one job to another. I know this isn't answering the original question of which W2 jobs are best for REI, but a lot of people gave really good answers alresdy like @Jay Hinrichs , so I wanted to suggest something to help you when/if you decide to take that next step.

Hi there BP community. I was curious if anyone out there owned or are investing in beachfront property or property near the coast and how covid has impacted you. Whether you air bnb, rent it out (seasonally or year-round), or just own it as a vacation home or part of a timeshare, I'd like to know how your numbers have changed and/or how you've had to adapt. 

I hope to one day own a home by the beach and maybe go there during the summers, but I'm not sure if now is the right time to be looking at those sort of properties, especially when there's no guarantee of cash flow to cover my expenses/mortgage. Of course, if anyone here has some covid beachfront success stories to share, then I'd love to hear them!

Hi everyone, my name is Jazmine and I'm a high school student looking to learn more about real estate by interning at a local agency. My question are: how old do you have to be to be able to intern at an agency? Do you need a real estate license? And how do you ask someone to intern for them? I don't know any real estate agents or brokers personally, so I know I need to do some "cold calling" emails, but I'm not sure what to say in those emails or even how to structure them. Is this the kind of thing you should attatch a resume to? Also, to be clear, I'm not doing this for the money, or even the connections. I honestly just want to learn and this is the boldest thing outside of my comfort zone I could think of. If anyone has any advice or other outlets to take massive action NOW, then let me know please. Thanks you in advance; I really love this community. 💙

Hi, nice to meet all of you. My name is Jazmine, and I'm a high school student who's looking to learn about, and eventually invest, in real estate. College, more specifically learning, is something I value a lot, yet I feel like some aspects of college would take time away that I could be using to broaden my real estate knowledge. That, and the tuition amounts are scary. How can I find the happy medium between college and REI? Or do I need to choose between the two and fully commit to one?
