I'm trying to find my magic number (if such thing exists) I spend all day on the MLS looking for houses to flip and probably send out 10-15 offers a week, typically 35-40 offers a month (solid offers, not a ton of lowballs). I've only been accepted on 7 deals total since I started with my company a year ago, and have closed on 5 out of those 7 after all said in done. Which got me thinking, what's everyone else's offer acceptance rate? Do you get a deal every 100 offers you send out? Two hundred? Three hundred?

@owen D honestly we have a website, but don't do any marketing of any sort. We don't try to market or deal directly with sellers, just agents and wholesalers.

Hi all,

I am a real estate acquisitions person for a small investment group who focuses on fix and flips in Southern California. My days consists of combing through the MLS looking for deals and reaching out to agents, other investors and/or wholesalers to try and acquire property. I had two successful acquisitions (one from an offer we submitted found via MLS the other through a wholesaler I found via the MLS) in the past six months, but it seems like it's getting harder and harder to find decent deals. I had got accepted on a third, but was outbid during court confirmation. Do any of you out there have any advice or success stories to share about finding deals on the MLS, it feels like the harder I try the more walls I hit, just looking for some sound advice... Thanks
