@Ryan Murdock, thank you for your response. When your MFH was renovated? How many years are you going to hold it? Do you have any statistic data regarding how many years MFH wouldn't need renovation since the last one?

@Brandon L., I found building 1869 year of construction. It was renovated in 1999. Today it shows 107% Expense of EGI. $500 per unit is assumed in the first Year for repairs and maintenance, with 2% increases applied annually. This is consistent with industry norms for an asset of this age and quality. I will not be able to increase rent by $500 per unit because fair market rent is much less.

Hi BP members,

Could you please share your thoughts regarding the optimal age of the building in which you are ready to invest? I faced with challenge of “young” multifamily property shortage in Cincinnati. Almost all buildings for sale which meet my requirements were built before the 1950s. Expenses in that case were tremendously high, operation statements showed expense % of Effective gross income about 70-110%%. I’d like to purchase multifamily building which wouldn’t need a lot of renovations for a further 10-20years but I can’t define how old it should be.

I would appreciate any ideas.
