I sat in a town building council meeting last night watching multiple home owners arguing their case for variances for their personal building projects.

The guy with the tiny house trying to get a approval for a 2nd garage parking space was in a suit and all of the people working with him, engineers and architects etc came in suits and ties

The guy with the huge estate who wanted to build a colossal unnecessary back porch showed up in a hoodie and flip flops (it was 32 degrees out) he acted annoyed he even needed to show up.

The more money/success you have, it seems looks matter less. If you are a white male that is.

You don’t note where your market is, but in The NYC tri-state area this happens ALL the time. Young people can’t afford the rent. It’s kind of a trope among the 20 somethings, pairing off just to afford the nice apartment.

In Jersey it’s required that everyone over the age of 18 living in the apartment (sleeping over more then 7 nights a month) is on the lease regardless of relationship, and this includes adult children.

Everyone is responsible for their behavior and care for the property.

Just vet them well, background and credit checks.

I don’t think I would get any renters in my market if I did not include a fridge and oven

I’m loathed to include a dishwasher but I’ve been advised in my high end market, I need those extras to attract busy tenants with families.

I could imagine if someone was in a vacation short term market, or a seasonal construction market, you could get away with a mini fridge and no oven.

Having a debate with my business partner, regarding adding Ethernet to our new rental.

We have a rental duplex in an A class neighborhood, and We are doing enough remodeling and re-wiring of the electric, that we could easily upgrade to hardwired Ethernet cables.

I see the appeal, particularly for gamers & streaming. ..... But I’m not in favor of giving tenants anything that can break and then we need to fix which is not absolutely necessary.

What is your take?

Ethernet plugs in your rentals, Yea or Nay?

@George Pauley that sounds like a good indicator to find for any market!

How would you go about figuring that out if you were canvassing for a brand new market you know nothing about? What metrics? Or do you need to be very familiar with an area?

What is your history with forclosures? I have a lot of gutted rehabs in my areas but I’m concerned it’s too advanced for just starting out
