I have accomplished my personal goal of no longer working a w-2 job by 25 years old!

I was striving for this since I was 19 and it felt unreal until I turned 24, bought my 2nd house, house hacked it and lived mortgage free. I was laid off during the pandemic but it forced me into leaving my job at 24, right on target with my goal! My living expenses were taken care of by my tenants & I had money from my 1st house flip to reinvest into more investments! Life aligned perfectly! I found out I was pregnant the same month I was laid off, so the motivation was at 100%! I bought 2 more properties, (1 house & 1 land to built a student rental) with the funds I had, got my real estate license in DE & PA days before going into labor. My baby is now 4 months old and I've settled my first buyer and have my first seller in agreement! Luck is where preparation meets opportunity. COVID gave me the opportunity to put everything I was working towards into motion and it changed my life! I trust myself to achieve the goals I set and I'm so proud to say that!

What township in South Jersey? I have a great contractor in DE but he's done with in Pennsville area before. Wondering if it's within a reasonable commute.

Hi everyone!

I'm a real estate agent and have a client with rental properties. He has a tenant that hasn't been paying rent and needs an attorney to help with the eviction but they need to be able to explain everything to him in Spanish! Does anyone know a Spanish fluent attorney that practices landlord/tenant real estate in Delaware? Please let me know!

Thanks,

Kate

Are you trying to convert it from a 5 unit to a 3 unit so it’s residential instead of commercial? You will have to get an approved permit for that and will likely require a zoning change since it’s going from commercial to residential. Check with your zoning department before purchasing and see what they say about it. They will tell you if it’s possible and what is required for that change to happen.

@Glen Beringer

Hi Glen, did you find an HVAC Tech for this project? I’m currently in need of one in Wilmington too. Anyone you can recommend?

Hi everyone,

I am looking for an HVAC tech licensed in the city of Wilmington. Wilmington requires special licenses so the selection of technicians is limited. Of who is licensed hasn’t been reliable.

If you have a recommendation, send me a message!
