I'm in the process of seeking a home builder.  I've narrowed it down to 4 companies and now having a hard time deciding.  I've already researched the companies, looked at reviews, scheduled to tour some samples.  Any assistance on how to choose would be great.  Also, if anyone has some experience with any builders on who to stay away from or any referrals would be greatly appreciated.

I'm looking to get a construction loan that I will later turn into a permanent mortgage loan.  However, I'd like to stay in my current home, which I have a mortgage, until the construction is complete.  Nearing completion I want to place my current home on the market.  What's the best option to do this in order to stay in my home until construction is near completion?  Can I even get approval for a construction loan while I have a current mortgage?  I really don't want to sell my current home and stay in a rental until completion.

Another question...what's the safest way to do this?  Special Sales Contract and close at a Title Company? I'm looking for the quickest, safest way to complete that type of deal.

I have purchased a few properties at the St Louis City Tax Auction.  I have noticed that in certain areas the bidding tends to get very high.  Has anyone ever tried reaching out to homeowners for a cash offer and paying the taxes to avoid the headache of high bidding?
