Thank you for the suggestion about single family homes and four-plex. What are the best areas to buy in Lubbock?

If there is a new duplex about a block or two  from the university, do you think it will rent somewhat quickly?  

I am thinking of purchasing a duplex in Lubbock TX. Can someone comment on the rental market in Lubbock, especially by the Texas Tech area?
