Hello!

I’m looking for a great contractor or handyman to do some inspection items on a rental I’m selling. Can you recommend anyone, please?

@Jr Trotta I've got a SFH portfolio + 1 4 plex for sale that you could use your liquidity for a downpayment, or I could sell the 4 plex separately for 140k and you can finance it, or not. They are in OH. Double digit cap rates. Lmk if interested.

We’ve been happy with Turnkey. They are a national company but have boots on the ground where they operate as well. Happy to introduce you. If you go with them, we both get a $500 credit.

Thanks for your comment. Most are occupied. 2 are on the market to be leased, one needs rental level fix up before back on the rental market.

I’m going to consider 1031 but am not sure yet. They are all in decent neighborhoods and are similar in condition and areas across the portfolio.

Hi all

We are considering selling our rental portfolio in OH and could use some help with the valuation of it.

The basics of it:

12 properties and 15 units from 11 SFH and one 4-plex

Most are in Toledo, one is in Maple Heights (outside of Cleveland), the 4 plex is in Akron, OH
Gross rents are $10,340/mo. Two units are under market value rent.
Insurance on whole portfolio is $731/mo
Property management is in place for 10% fee.

Market value based on sales approach is around $725,000. We aren't sure if we should market it for sale at this value or use a different valuation approach. Any insight would be greatly appreciated!

It is hard to find properties that work in the Denver area for BRRR. This is why we hold our rentals and do brrr in OH. That said, I know some investors doing BRRR in Denver but work hard to find the deals.
