Thank you all for the information. I will start w airing it out first and if that doesn’t work I will try to get a painter in (possibly w scent additive?) and then see if I can find someone that has an ozonator (??). I will educate myself further! Thank you for your help!

Hi all, sorry if this is a dumb question. I have a duplex that I have a very strong premonition that they are smoking marijuana in the house. There is a no smoking clause in the lease. I have no “firm” evidence of is happening but the smell is very apparent. I decided not to cause too mucH stir bc they’re moving out in like 2 days. I don’t know how long it’s been going on but have become more aware of it while giving tours of the property to New potential tenants. The smell is very strong and although I hope it will just dissipate what do I do If it doesn’t? I see a ton of home remedies online and some companies that claim to be professional deodorizers. What do I do? Does it work? Thank you in advance!

Between a bad contractor, going over timeline and over budget, and some major unexpected issues we are well over budget on our first SF flip. We have a lot of money tied up in this house. Unfortunately we are now trying to sell at a bad time too. Do we try to rent and hold (BRRR) or sell? How would you make that determination?
