Douglas Skipworth , they own just north of 100 properties in the Memphis market, scattered throughout the city.

Thank you for your help Douglas Skipworth . Hopefully, this is all just me unnecessarily worrying; I do have that tendency. I know that they are connected with a local realtor in order to purchase the homes they lease. Perhaps they already have an arrangement in place. Like I said, I'm just trying to have a contingency plan. It's a great job, and I'm really looking forward to it. Big change from managing 630 multifamily units!

@Jay Hinrichs exactly. Deposits always need to be in a separate account from the general funds. This is the same in multifamily management.

Getting the license is a done deal. I'm waiting on my proctored exam and then need to take the state exam.

So, if my company registers in Tennessee as a Property Management company, would they need to have a brokerage license? Their branch out of state advertises as "real estate investment and property management."

They did tell me to get my license. I would be paid by the company, not out of my operating account. I was a little fuzzy on the way the law reads. According to the classes that I just took, in order to be a property manager in this state, in order to lease and collect rent, I would need a license. Is that not correct?

The properties are all located in Memphis. Honestly, I am a property manager. As of right now, that is the only aim I have with my real estate license. In the future my aims might change, but for now I'm only getting it for this job.

The company is based out of state. For the time being, at least, they own all of the properties that I would be managing. I am unsure of whether they will be operating as a brokerage. I'm just trying to make sure that I have all of my ducks in a row. =)

Hi all!

I am currently a Property Manager in the multifamily market in Memphis. In January, I will be transitioning to a Residential Property Manager for a new property management company. I am in the process of getting my Real Estate Affiliate Broker license, but I am searching for a Broker who would be willing to take me on. Any leads would be great!
