Thanks @KyleMccaw We were thinking about doing a 1031 exchange but TN currently has currently the lowest capital gain tax its ever been which is15%. Biden is currently trying to raise that tax to 28% which makes me nervous, because we are just deferring the tax so in the end we would be paying a lot more in taxes eventually, rather than the 15% now… still thinking on it. We spoke to our CPA who actually is also involved in real-estate also. He thinks we should just pay the 15% now. I really appreciate your input gives me a lot to think about.

My husband and I have been thinking about selling one of our rentals, but we are a little conflicted and would love your input.

I think we should sell, this property was an "accidental" rental (our first home, then when we moved out and we have been renting it) we do not get a lot of cash flow around $100 however since we bought it 6 years ago it has doubled in value from $95K to around $200K. I think we could sell it, wait for the market to settle then find another good cash flowing duplex. My husband is a bit nervous and is unsure if we should sell. WHAT WOULD YOU DO IN THIS SITUATION???

Thanks :D this was actually my husbands first property he brought and when we moved we decided to rent it out. We are actually considering selling this one because the street and area has run down a little but evaluation has gone crazy high, we could get around 200K for it now. Our plan is to sell and invest in more mutli families
