@Luke Carl feel free to PM me for my cell number and we can discuss via a phone call. I have both STR and LTR. My comment was "risk" and "more work" so I'm not sure why you think I'm off topic? More people, more problems. In a 3 month time LTR will have 20-30 people over, maybe. In a 3 month time during peak season a STR will have at least 150... I look forward to your call so we can discuss.

Strongly disagree with Conor about your risk. If you are inviting more guest to your property you are inviting more risk. Most likely if you have a long term rental they aren't having as many guest over as you are with a short term. Just think about it. 

Matthew, I wouldn't pick a STR as my first property to invest in. STR are a lot more work and risk.

Whatever title company you go through will get the tax lien and penalty paid. As for Baldwin County, it is my understanding that they only do the tax sales once a year. 

Hey @Sam Wilson, are y'all coming that weekend because of Shrimp Fest? I should be around... I have 2 investment properties in GS (1 short term, 1 long term & 2 in Foley) I just invest for the fun of it, it's not my "9-5" per say...

Yes, they have a portal with your monthly/yearly statements and they make the tenants submit work orders online for any issues.

@Ty Perkins Long Term Rental Group. They do check on the property every six months. 

Wait,  you didn’t say Gulf Shores did you lol.  That’s just where my mind goes, thinking condo. 

Nice!  Yeah the market is pretty competitive in Gulf Shores, especially during the summer.  Really surprised you got good subcontractors too.  That’s awesome!

Does anyone have a save Amazon list for your flip/rental items? Like the basic door hinges, knobs, light fixtures, etc?
