Congrats on taking the first steps into real estate investing, and congrats on the baby on the way! I totally get the challenge of sifting through all the content out there—it can be overwhelming trying to figure out what actually moves the needle.

For local networking, I'd Google St. Louis REIA (Real Estate Investor Association) which should point you in the right direction!

One thing that helped me early on was finding ways to cut through the noise and quickly identify markets and properties that match my goals (which lead me to automate the process). If you ever want to bounce ideas around on getting clear next steps, happy to chat!
