Thanks Steve! I would assume to that the better the deal is structured, documented and the more it makes sense the easier it will be to obtain short term financing. I hear conflicting information that HML's don't care about your credit, assets, etc. they care about the deal...and then some say they do look at credit, etc. Since I have so many years in the real estate and mortgage lending side and my husband has many years in the construction trades, that even though we haven't flipped a property, if we structure the deal correctly and our resume supports our experience, we would have a better chance of obtaining funding? I know rates are higher...and points upfront, but that's why it's called Hard Money, right? Can you point us to any HML's or private investors that I could talk with?

My husband and I saw a few HML's on the BP site and wondered if anyone has any experience with these guys? If we don't have a "track record" or RE portfolio is it going to be difficult to get short term financing? Will the HML's want lower than a 70% LTV with no track record and still charge a bloody fortune? Any feedback is greatly appreciated!

Good Evening!

My husband and I are new to BP as well as real estate investing, although I have years of experience in the real estate industry primarily in the Chicago area. My mom and I dabbled in real estate investing back in the '80's and '90's when you'd buy a house, rehab it, live in it for a minute, wait for the market to escalate, and SELL!! My husband and I moved to Central Florida a few years ago and want to create a portfolio of buy and holds as well as flips.  We have read a lot of information, gone to a lot of "events" that these so-called real estate investor "guru mentors" ( yeah, right?  Who's making money here?) want to teach us the business for a "minimal investment of anywhere from $1500 to $10000...but I can't help but think that with my extensive experience in real estate as a former Realtor, mortgage broker and still in the biz as a QC underwriter for a large, private MBS as well as my certification as an Interior Redesigner/Stager, and coupled with my hubby's vast contracting experience that we should be dynamos!

We are thrilled to become a part of the BP network, and are going to dive into the forums, webinars, etc. but we also need to build a team...title company, contractors, hard money or private investors, appraiser/realtor in the Central Florida area.  AND, we'd like to know if there are any networking groups locally that we can meet and exchange information and ideas. 

So, any input, advice, and help that the BP family can share would be greatly appreciated!  Looking forward to a long and prosperous relationship with our new BP group!!
