Hello All, I'm trying to break into RE and have yet to make my first deal. I'm thinking a house hack in a lease-purchase might be my most affordable, low cost way in. Does anyone have any knowledge of Vision Property Management? I'm hesitant to deal with them because I'm not sure if it's a website scam?? Any thoughts or input would be greatly appreciated. I m brand new as well, and it's like you were reading my mind! I'm in Massachusetts, but looking to invest down south most likely Georgia since there are many SFH homes at very low cost with much higher comps in their area. It looks great, but I'm scared to take the first leap without knowing much about out of state investing. Good luck on your search!

Hello everyone, I am brand spanking new in the real estate world. I don't own a single thing, but I'm looking to break into the market somewhere. I found a "for sale by owner" willing to work with me thru owner financing. The property is 3bd 1 bath about 1300sqft for $25,000.00. The comps in this area range from 60K-150K. I'm in the early stages of investigating this property. First question was "Is this home gutted? Or habitable?" to get a general idea of the inside of the home before I make the hour trip to view it. Any suggestions, tips, advice, don't-do lists that you all can offer would be greatly appreciated. I don't qualify for standard financing so this feels like it's my only option. I've really been digging for a deal like this.......and now that it's here I'm honestly nervous. FYI I'm in Massachusetts where everything is expensive.

@David_Barnett,  @David_Sohn, @Mike_Hurney Thanks for the warm welcome! The podcasts are great and I've been listening to a lot of the old ones while I'm at work during the day. Expanding my knowledge as much as possible. I think out of state will be my first investment due to the pricing in my area.....it's soooo expensive!

I am very early on in my REI career (like I haven't even started anything yet,) I'm just trying to gain as much knowledge as possible before I make any big moves. I find myself in this same situation, I live in Boston area and the market is soooo expensive. Out of state investments seem so attractive for their low cost, but who has the time to travel out to view properties? And the risk of buying without physically seeing the property scares me to death. Very much enjoying this thread though, very helpful.

Looking to increase my knowledge in real estate to for both personal and financial gain. Interested in investing and eventually using those profits to buy my own home for my family.
