Hello,

My brother and I are in escrow on a 3b2b that we plan to househack and BRRR. We are converting an extra room into a fourth bedroom and then renting the three bedrooms separately. My brother plans to live there.

The detached garage in the backyard burnt down a few years ago and the seller was going to rebuild it with her insurance money. The washer and dryer were in the garage. Unfortunately, the city has made this nearly impossible and caused the seller to give up. Instead she has given us two options:

1. She will fill in the broken concrete and build a gate around the back. This leaves the washer and dryer sitting on the open cement.

2. She will buy a Tuff Shed that resembles the planned garages as much as possible. This includes keeping the washer and dryer inside. We like this idea and believe it will get approved by the city.

We're buying below market value but worry the Tuff Shed might hurt the appraisal so much that it kills our chance to BRRR.

Do Tuff Shed garages change property value more than a normal detached garage?

Any advice on how to keep a BRRR alive with option 2?

My twin brother and I found an off market property via direct mail that we would like to Househack. It’s currently a 3b2b with an extra room that we can easily turn into a fourth bedroom. We have not signed anything.

The issue is with the garage. It burnt down a few years ago and the seller is having issues with the rebuild. The city has already signed off on her plans and permit but the contractor we set up for her, and already broke ground, has disappeared.

We first met her in May and still believe in the property. But her lack of effort to find a contractor and now the problem with the current contractor has been discouraging. I’m a co-signer on the loan and need to close escrow by the end of the year.

Do we buy the property, include her insurance money in the purchase, and handle the garage after?

Or do we continue with her to find a new contractor and try to get this all done in the next couple months?

I was excited to see your question when you first posted it, because I had the same question too.  Now 2 months later I figured it out.  Move your unwanted calculator reports to archive, then you can delete unwanted calculator reports from the archive.
