We are rehabbing a duplex and, among other things, we're replacing the windows. It's working out that the windows are arriving around the same time as we'll be ready for the rough electric. Can I have the electrician and the carpenter working at the same time if they are working in different units?

I recently bought a property (using BRRRR strategy) but we had an offer in on one that just didn't work out after inspection. I'm using classes in Quickbooks to keep track of my properties but how do I classify the expenses for the property we didn't buy? Thanks!

I just purchased my first BRRRR and I'm realizing that I need to expand my COA beyond what I have for property management. I'm working in Quickbooks. Can anyone help? Thanks!

This looks like the right group for this question... I just bought my first "ugly" house. It's going to be fantastic - great neighborhood, solid house. Here's the question... the smell of cat pee and who-knows-what-else is so strong it almost knocks you out of the house... What do you guys do to get rid of the smells? @Kevin Dougherty @Brandon Ingegneri

@Bill S. - There were several things that came up in inspection and, ultimately, we weren't able to come to an agreement on price. I learned so much about window wells this week, though :)

@Bill S. - I checked with the Longmont code and our window is fine. It's just the well that needs to be larger and it needs a ladder.

@Craig Curelop - I'll check with windowwellexperts... I called Denver Egress Windows and they only seem to do a full package, starting at $3900.

This may sound like a dumb question but I want to bring our window wells up to code and I have no idea who to hire/ how to hire a person to help with digging the window well. Where do I start? Thanks!

@Matt Romano - I would definitely shop around. We did a refi on our owner occupied property at 4.25% (in March) and our 30 year fixed investment property loan is 4.375% (buying right now).
