When I lived in Maplewood the garbage collectors would come onto your property, usually a side yard, to pick up the garbage.

Good Morning BP,

I am wondering if anyone has any experience with competent management companies in the Trenton, NJ or Camden County, NJ areas?  Also what do you think of these areas as investment possibilities?  Numbers are good but some areas are really tough.

Thanks for your input.  The property I am looking at is already designated Section 8, although it seems that some tenants are "State" Section 8  and some are "County".  I didn't realize that a difference existed.

Just wondering what the general consensus is on Section 8 properties from those who are already involved with them?  Do you recommend using a management company?

Thank you very much!  I will get all my numbers together and see if it works.  I thought that there was an average "cap rate"  in each area that was applied to a specific type of real estate and I was unsure where I would get that number.

I am looking at purchasing an initial property.  I would like to now what the cap rate is for the above area ( New Brunswick, NJ ) so that I can run the numbers for this property and see if it works and is priced correctly.  I don't want to overpay because of being a new investor.  The property is close to a large University and two hospitals.
