They may call themselves a property manager, but they are in reality a marketing company.  And they aren’t marketing themselves to guests; they are marketing themselves to new, unsuspecting homeowners.  

Evolve charges homeowners well over 40%.  Yes, they will claim only 10-20%, but they charge guests huge junk fees on top of rents that they don’t share with homeowners.  And they have to keep your rents ultra low to counter all of the junk fees that they charge.  So you’re screwed twice.

Because they are a marketing company instead of a management company, their response to guest needs - repairs, etc .- is terrible.  Which leads to lots of refunds, cancelled stays, and bad reviews.

Hello all ~

I'm a newbie here. Been on the sidelines for over a year now. Have put a handful of offers out and get beat out by cash buyers, which I am not, nor do I have a lot of capital. Was initially looking into STR's but have been really intrigued by the MTR's. I've just been all over the map and really haven't zeroed in on an area. Any suggestions for MTR's? The traveling nurses is what peaked my interest but just need to zero in on an area. I know there are all kinds of people willing to help but I already got burned to the tune of $10K and am now trying to go it alone to get my feet wet. Thanks in advance for any insight you all could offer - it would be greatly appreciated!!!!
