Thanks for letting me know. I've read that Riverhead is in transition, the town is upleveling, and there's a sizeable year-round population. Good to hear your friend's rental experience.

Has anyone had recent experience investing in rentals in the Berkshires in MA? I used to live there and it's a great vacation destination. Just looked at some multifamilies in Lee, Pittsfield and Gt Barrington and the numbers looked good. I've gotten the low down from various sources that rentals are consistently strong but the population is decreasing and it will affect long term appreciation.

Does anyone know about Riverhead or Greenport? I've heard that both towns are progressing and rentals are good there.

I just found out about a preforeclosure in my building and am exploring the possibility of making an offer. I've read some posts that say you should offer 20% below market value. Other places say 40-70% below. The apartment was purchased for $250K 3 years ago. The mortgage balance is @ $233K and the market value is @ $600K. Can anyone share guidance on how to come up with an offer?

I'm a new BP member... great to see the thread. I bought a condo in Crown Heights last year and watching other apts in the building going up steadily since then. I was just in Beacon last week and very interesting area. People moving out and huge waiting list for rentals. All the Hudson Valley cities mentioned in the tread seem like opportunities and also Poughkeepsie is doing major revitalization in the next years.
