I'm an accredited investor and somewhat new to REI. I already have an out of state rental investment under my belt, but am looking to get into the multifamily game.

I'm based in SF Bay Area but probably looking for something out of state for affordability and higher chance of cash flowing (appreciation bonus).

What I'm interested is connecting with a community (not just via BP forums) that's focused on multifamily investing, to learn about different markets and to potentially partner with brokers/agents/property managers in those local markets, as well as to learn in general.

Are there any strong and reputable meetups locally or virtual that you would recommend checking out? Thanks.

I’m selling my Multifamily. 6.6% cap rate in St Petersburg FL.
Address is 1027 17th Street North if you’re interested.
Cash flow is $4,950/m.

Hi Jake, that would be great! Let's connect -I want to start looking asap. I'll be there in person in the Frisco area in September with my mom and then heading to Breck in December for skiing and then again in February.

Interested in looking at land deals in Breckenridge and Vail, CO. and getting connected with a reputable builder. With my background in custom construction financing and contracting, I want to help my mom get connected with brokers and builders in the know for great sites to develop a nice SFH out there. If the opportunity is great and it makes sense, we'll likely go in it together. If anyone has a recommendation, I would love to hear it!

@Adam Harper

Perform a title search. Get a real estate law firm that does title work or get a title company to run a search. It costs less than $100.00 for residential properties. You will likely find way bigger issues than some unpaid tax lien lying ahead.

@Paul Mezzetti

Has your accountant thought about creating a c Corp structure within your LLC so you can possibly take a 280A dedication as well? That does not directly answer your question but it may help.

Remember your spouses won’t have control of the asset unless they are in there now when you die, absent certain trust documents in place.

I’m not an accountant- but I have to work with them constantly. I would ask a different accountant- get three different opinions.
