@Adrienne Donner . Yes, the numbers were tight and we had closing costs and realtor fees on one side. But the LEARNING was fabulous. We have now completed four in total and my 'apprentice son' is ready to do his first on his own. My role was to teach him about real estate in general and we learned the flipping/contracting thing together. Now it is about finding the deals. We plan to start attending the REIA meetings to network. What are you currently involved in?

I am just starting out and feel like the wholesaling avenue is the best beginning path for me.  How do I determine a fair "fee" for the bird-dogging service I would be doing?  Is it some standard percentage based on the price of the home or a flat fee or based on profit margins?  I am also an agent so I will not have realtor costs if I have to close and then sell or if we do a simultaneous close, it is possible I could also represent the Investor (Buyer) as well.  If I do - how would that affect the amount that would be my cut?  Thank you in advance!

I am also an agent so I don’t have realtor fees as a buyer myself but if representing the investor is also a possibility, how would that figure into what is considered a fair deal? Thanks in advance!
