Some landlords/property managers only require that you earn 2x or 2.5x the monthly rent. You could also get a cosigner to help make up the difference between your income and the landlord's income requirement.

No prob! I’ve thought about getting the CAM designation too. Might be a good idea to talk to someone who manages HOAs and get a better feel for what all is involved. It’s a different set of responsibilities than rental property management.

I agree with Nathan above but in regards to utilities you can charge each party a portion of the gas and electricity utilizing the square footage of each person’s living space. Water can be charged back by dividing the total bill by the number of occupants and charging each occupant a share. I do this for one of my properties that does not have individual meters.

@Alex Krichnkov you’ll need to be a licensed broker to manage other people’s rental properties and a licensed Community Association Manager to manage HOAs.

Don’t do it. In my years as a property manager I’ve always been advised to never accept more than one month of rent in advance. There is usually something shady going on, and if the tenant violates the lease it will be extremely difficult to get him out (or so I’ve been told - I’ve never accepted rent in advance like this before). When people make this type of offer they are usually hiding something or trying to offset other issues that would otherwise result in a denial of their application.

I'm experiencing the same issues with Buildium. The onboarding process was pretty smooth, but I feel like a lot of training was left out of it as I continue to navigate through the software and explore more functionalities. The accounting aspect is killing me! It feels so cumbersome and time-consuming. I dread working on the banking feature and wish I could sync it with my bank accounts instead (they don't have that feature). I also think it's strange that, after an applicant submits an application, I have to click a button which sends another email to them so that they can approve the screening. Waste of time. Is there anything else better out there at a similar price point?
