Congrats William! You will find support and answers here and at local meet ups. There is one tonight (March 28th) at 6 PM at the Green Goat in Roanoke. The topic tonight is on navigating the new real estate rules - negotiated realtor rates and the ban on wholesaling without a realtor license. It is a great group of people and look forward to getting back to the monthly meetings in May.

In summary, while both IRR and XIRR are used to calculate rates of return on investments, IRR assumes regular intervals for cash flows, whereas XIRR handles irregular or non-periodic cash flows by considering the actual dates of each cash flow. For real estate investments with irregular cash flows, XIRR is generally preferred for its accuracy in measuring the true rate of return.

UPDATE: This monthly meetup has been moved to the last Thursday of each month. Still at Twisted Track Brew Pub and still at 6PM. Come join us this Thursday July 27th at 6:00 PM.

Hi Pamala. There is a monthly REI meetup at Twisted Track Brew Pub the last Thursday of each month at 6PM. There are a couple of wholesalers who attend. Usually 20-30 folks.

There is also a weekly meetup at Jersey Lily's in Salem on Tuesday evenings. I think that one also starts at 6:00 but some go early to order dinner. usually 30 - 40 folks and mostly different from the monthly group attendees.

Roanoke Real Estate Investor Meet Up at Twisted Tracks! 7/27 starting at 6pm.

Twisted Track is located at 523 Shenandoah Ave. NW; Roanoke, VA.

There are usually 20 - 30 REI folks in attendance. Realtors, investors, plumbers, etc. Almost everyone still has a W2 job that pays the bills and opens roads to bank financing. But a few are making it full time as investors. The members invest in longterm, midterm, short term, flips, BRRRs, local, long distance, etc.
