Two Great reads, I bought both J. Scott The Book on Flipping Houses,The Book on Estimating ReHab Costshttp://www.biggerpockets.com/flippingbook

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and all the cash buyers (rehabbers) you will need.

Download BP’s newest book here some good due diligence in Chapter 10. Real Estate Rewind Starting over

Hello to all, I'm new to real estate investing and bigger pockets. I am a retired nurse looking for some financial freedom. I currently live west of Baltimore, Maryland but I will be relocating to the Orlando area within the next year. Initially I am looking to make some capital by purchasing distressed properties in these areas and either assigning the purchase contract to, or immediately re-selling the asset to a contractor or other investor to rehab and resell or to hold as rental property.

Sounds like a simple enough plan, and one I'm sure  many of you have made. So I need cash buyers, "investor friendly" real estate agents. and of course properties, in that order. So far i seem to find plenty of properties for which the numbers look good but my greatest challenges seem to be finding cash buyers  and "investor" friendly agents.

I have a lot to learn so I'm open to everyone's expertise. Thanks in advance. Kathi

Hi Roger,

Im new to wholesaling but im looking at dome, what appear to be some pretty sweet deals in Baltimore and the surrounding areas of Parkville, Pikesville, Randallstown, Woodlawn, Catonsville, Arbutus, Halethorpe, Linthicum, Glen Burnie and others.

Do you and your investors and contractors have an interest in working in this area? And if so, what types of properties, areas and neighborhoods are you looking for?

I would love to do some deals with you!
