Thank you so much for the resources Sue. This is a 36 unit building and the owner is thinking of having the on-site manager do more than just be on site. I will check out Nolo Press - I like their books

Curious about how others structure an on-site manager's employment agreement (e.g. housing allowance, hourly or salary, tasks required, etc). This is for California specifically.  Would also love a referral for an attorney to draft such an agreement to meet local and state guidelines.

Thanks!!!

Is there any software out there that will calendar lease renewals & rental increases including calculate CPI or whatever the increase is based on, and auto generate notices?  I've missed a few rental increase dates and would like to systematize.  Thanks!

I use a version of C.  Called RUBS (Ratio Utility Billing System) - it takes into account # of tenants in each unit (or one can do it based on sq. footage) to make it more fare.
