Thank you for the input. It's greatly appreciated. It seems every bank I have spoken with is underwriting to Fannie Mae and Freddie Mac guidelines. This puts us at a max ltv of 70% and only allows a c/o refinance of the first with minimal cash out. We have about 100,000 in equity and are being told we can only access 25,000. This is frustrating considering we put down 50,000 and had positive rental in come of $850/MO for the past year. Seems living in the property is hindering us more than helping. Difficult accessing our cash makes it hard to re-invest. Todd can you explain to me what and who a small portfolio lender is. It's defiantly worth a shot. Just not sure where to look.

We bought a 4-plex in TX two years ago. We occupy one of the units and rent out the other three. Having difficulty finding a lender to do a Heloc. We attempted to go with Wells who said they could do it and turned around saying it was n/o/o and wouldn't do more than 70% CLTV. Looking to do 80%. Does anyone know of a lender who will loan on 4-plexes in Texas??? Help is greatly appreciated
