Short answer: it's impossible to say whether the market has peaked or not! I agree that more and more homes are coming on the market overpriced but because of that, they are sitting longer which could be great for the patient yet posed investor. Additionally, as I'm sure you've heard, Amazon and EY (among other business heavy-hitters) are bringing over 5,000 jobs to the city this year; these are mostly high-paying roles that are projected to increase the average rent rate by $300! I think this makes a great landscape for both flips and BRRRR rentals; it all depends on the neighborhood! We have not felt the last of this strong arm market yet! Hi @Chris Maurice

I absolutely do not agree with the lenders who told you it was impossible to do a 5% down, conventional loan on a primary residence multi family, that is absurd! I would call Kyle Deutschmann at Reliance First Capital immediately! Not only is he a fantastic financier and loan analyst he is an investor himself and an avid BP listener! He specializes in investor financing and loves getting creative so he sounds like the perfect person to talk to!

First off, welcome to Nashville! I think this a great market and near perfect time of year to get some skin in the game in Music City! I am a Realtor/Investor specializing in the Metro Nashville area; I got into my first house-hack last year and am looking to get 2 more income producing properties before 2020! I agree prices seem to be inflated due to overpricing which is causing properties to sit on the market for longer which in fact could be a good thing for the patient yet posed investor!

As far as STR's: I recently went to an agent-only panel held by my brokerage with representatives from our Metro Codes office and I will say that at the moment STR's are being pushed out of residential neighborhoods by the hotel industry. However, more and more developers are building with us in mind!

I work with a developer that's actively building STR friendly properties. Alloy, a unique community up on a hill, literally across the street from the soon-to-be new MLS stadium, with reaching downtown views, is in a burgeoning neighborhood feeling the heat of surrounding Nashville hot spots like Wedgewood-Houston (or WeHo as you may have heard). There are 3 story townhomes available built with investors in mind as they are 100% STR qualified.

Another development I know of is called Contralto, it is a condo community on Church Street, right smack in the middle of all the action Music City has to offer. There are about 10 studio units left, all of which are again 100% STR eligible!

I agree/disagree with Kyle, most anything outside of Davidson-Williamson Co. is definitely "affordable", true. Great idea to do a MF outside of the Arnold Air Force Base as I would assume you might have a lot of transplants looking for rental options! I am a Realtor specializing in the Metro Nashville area and while I agree the prices are higher, I still think there are fantastic opportunities for successful BRRRR/buy and hold properties, especially considering that Amazon and EY (among other business heavy-hitters) are bringing over 5,000 jobs to the city this year! These are mostly high-paying roles that are projected to increase the average rent rate by $300! Additionally, I recently went to a Realtor-only panel held by my brokerage where we invited executives from out Metro Codes office to come and talk more about what's happening with STR's in the city as well as answer our questions and while there is a crackdown in residential neighborhoods/zoning, more and more developers are building projects with investors in mind (meaning full STR eligibility)! I have 2 developments off the top of my head that still have units available, if you'd like to know more, please feel free to message me for deets!
