Interesting response, Matt.  What exactly gave you the impression on here that my post was intended to be a "pitch?"  I'm not posting on here hoping that a broker will happen to see it and offer me a job...that would be obtuse.  I'm simply reaching out to other investors that may also have a license and will know of good brokers so that I can reach out to them on my own.  You seem to have misunderstood the intentions of my post.  Regardless, I'll be sure that when I meet one-one-one with individual brokers, my "pitch" will emphasize the value that I will bring to them.  Have a great day!

Hello everyone!  I am in the process of completing my courses to become a licensed agent.  I should be done in a couple of weeks and need to find a broker.  I do not want a career as a realtor (at least I don't think!) but will use the license only for my own investments.  Does anyone have any suggestions of good brokers that would be a good fit?  Thanks so much!

Hi everyone,

I keep going back and forth on what to do and I need to give this applicant an answer soon. 

It is a non-married couple. He has a credit score of 610 and a few delinquent accounts on his record.    He went through a divorce three years ago.  He makes a good income (more than 3x the rent) and should have no problem paying the rent, that is of course if he chooses to.   He is current with his current rental, but has had two bounced rental payments in the two years that he has lived there.  His girlfriend does not make enough income to cover the rent on her own and has a credit score in the low 700s with no delinquencies.  She has a DWI on her record, but it is showing that the charge was dismissed.  

I currently have no other applications on the house.  The rent is a bit higher than average as the house is completely remodeled.  I am hesitant renting to them with his financial history.  What would you do?
