Thanks for all the great info! I agree that I would like to buy close to where I live / work, but that may not be an option.  Do you all work with a general contractor or do you sub out your own work?  What's the best way to find sub contractors?

Hi all -

I am a newbie in Nashville, TN who is currently researching renovations for resale. I'd like to do some practice runs with selecting a home and pulling comps, but I'm not a real estate agent and don't have access to the MLS. What are the best ways for me to do this exercise without engaging a realtor? So far I'm getting inconsistent postings across websites. What is the best way to see what homes in a similar area recently sold for?

Thanks!  Yes - everything is getting really expensive here.  I was just wondering how much I should venture into an area that may be on the edge of an unsafe zone...or if perhaps I should look further out?

Hi All - 

I am starting to develop a business plan to invest in a home for rehab and resale.  I'm a Nashville native and am familiar with the various neighborhoods around the city, but I was wondering if anyone had any advice on which neighborhoods were best for investing?  What types of neighborhoods are best to avoid?  It's a lot to consider!
