This house is split into two units and nets 2k in rent each month pre repair. 

I'm looking at the house as a rental opportunity. Details below:

  • 5Bed/2bath
  • Up-and-Coming neighborhood in a University town
  • 2k per month rental
  • 90k Owner financed
  • NEED 100k
  • This is a long term financing opportunity!

Is it kosher to both owner finance AND private finance a home? I have an home that's selling for 200k. The ARV is very promising at 350k The owner is willing to finance 50k. There is a previous owner financing for 100k. We're trying to get the remaining 50k and Reno costs from a private lender for 90k. Is there a limit to the number of liens you can have on a property in Texas? How should I structure this deal? This is awfully confusing for my first deal but I'm willing to learn how to make it work. Thanks ya'll, Kate

Is it kosher to both owner finance AND private finance a home? Say I have an owner willing to finance 50%, and one of my private lenders wants to finance the rest of the home. How is that supposed to look on paper? Thanks ya'll, Kate

Hey guys, I'm new to bp and in real estate in general and I really would like to know how to make an owner financing packet.

There's a house that I have my eye on and I know the easiest way to acquire it would be either private financing or owner finance.

I have the following specific questions:

-What should the packet include?

-Is it pretty easy to close this way or is it a bunch of red tape? What should I look out for?

-Pitching tips?

- I was thinking about making my offer at 7% APR does everyone else think that's fair?
