Do you have a solid idea of what your turnover costs average? I always, always underestimate if I'm just doing it in my head. When I look at actual numbers, I am usually shocked. I'd likely offer $875, and I'd probably also lower it if they actually turn in their notice. Turning over a property, at least in my experience, is a killer.
