Hi, I’m highly considering a mixed use building which includes a few residential units and a couple commercial units. What or who do you suggest I speak to or learn from to better understand my options for mortgages?

I’ve already inquired about seller financing however seller is not interested

Prior to purchasing an investment property, is it fair to ask to interview the current tenants in place as part of the due diligence?

Hi,

Just finished reading Brandon Turner's "Rental Property Investing" and found this forum. I haven't taken the jump into personal rental property investing yet however I am licensed realtor in NJ. I specialize only in industrial real estate and am debating if I should stick to industrial or find my way in multi-family investing. The reason I am thinking multi-family is because of the cost of industrial vs. residential. Plus I think I could learn a lot if I jumped into residential. 

Let me know your thoughts and ways I can take advantage of my real estate license in the state and my current experience and connections that I'm not thinking of.
