Thank you again.

1) From your information, it seems that it would still be a good idea to get the title search done, ( do you know if a title search will yield ALL information about the property including tax liens, IRS liens, HOA liens, etc). Again, just to confirm, HOA, IRS and tax liens are NOT wiped out, is that right?

The only problem is that you have to spend money on each search even before you bid.

2) There is a closing involved at auction.com, so i am guessing that the closing is with the title company.  I am not sure if this is true for all types of properties foreclosure or not.

3) Also reading on other forums and sites, it seems that Bank Owned are safer since they provide a clear title, but then there are no deals since they have a reserve price and the winning bid does not guarantee the property since the reserve price could be higher than the winning bid

HI Chris,

Thank you the reply.  I am new to this so:

1) my understanding is that some of the liens get wiped out and some of the liens do not get wiped out.  How do i understand which ones get wiped out and which ones do not?  For the liens that do NOT get wiped out, it will be a factor in deciding the price at the time of auction.  I was thinking a title search will get me that info, but i am not sure now.

2) My second question is about how to find out who is holding the auction?  Is it the first lien or the 2nd lien holder? My understanding is that any lien holder can hold the auction.  The property is listed at auction.com and i went through the documents for the auction online but it does not specify who is holding the auction.

3) You mentioned tax foreclosures, how do i know what kind of foreclosure is this?  In auction.com, it is listed as Foreclosure/Trustee type of sale, so i am assuming that this is not a tax foreclosure, correct

I am looking for recommendations on a Title Company they do business with in the DFW area specially for properties at auctions? I am specially looking for a resource that specializes in that type of search and services.

I am looking for DFW realtors who can assist me with finding an investment property (rental).  I am looking in the east plano, murphy, wylie and rowlett areas.

Hi,

I am a newbee real estate investor in the DFW Area. I have a very small budget (50K) and would like to get started with rental properties. At this point, it would be great if a mentor can guide me and keep me from making beginner mistakes and show me around the process.

Hello

I am looking to invest in the DFW area. I am new to investing in real estate. I have a very small budget 55K. I am not looking to buy/flip but more on rental properties. I am interested in an income property that brings me about a small income each month and is a solid long term investment. How do i proceed with this?
