I am a fairly new Real Estate agent and I work in Northwest Suburbs of Illinois ( Algonquin, Lake in the Hills, Crystal Lake and surrounding suburbs) and I am thinking of new ways to advertise and send postcards/flyers to renters hoping to attract first time/after foreclosures etc... home buyers. I would love to partner up with mortgage broker and do advertisements ( 50/50)  together. This way we can split the cost and it will still reach lots of home buyers and I think it looks better when you advertise with some other professionals.   Please let me know if any new mortgage brokers or experience one's would like to do that and we can meet up and discuss this great opportunity for both of us.   Thank you and I hope everyone here has Great New Year !

I passed my exam for a Broker's license, just signed up with a company about a month ago,  I have been doing mailings and advertising on FB and things like that but I would love to know if anyone here has experience buying leads from websites like Realtor, Trulia and similar as well as mortgage companies that advertise they have buyers in your area,  is it worth it or is it all just to take your money ?

I went online and did it at http://www.ilrealestateschool.com/broker/

Also i think you can go to any community college and they have classes ad well as Keller Williams in Barrington offers classes, they just take longer that online class.

I am working part time time now and I finally want to and can sign up for real estate school. I was wondering if anyone took an online course ( Real Estate School of Illinois) and has opinions about it/personal experience  or maybe some other online course that you can recommend?  I can't attend classes right now and I have to do it online at home.  I researched some of the  online schools and that one seems like it's an ok school to take online? I don't want to spend time on school that will waste my time or not give me enough material that I need to pass the final test.

Thank you everyone for your responses :) Tenant paid the rent but was late so she will be charged a late fee. She decided on her own when to pay rent and she informed me that she will move out at the end of the lease.  I actually want her to move out about a month early because we want to sell this house and start investing in other homes since this one is only costing us money.once again thank you for taking the time to respond. my question is regarding tenant law in Illinois.sorry for long post :  I own a home, tenant was paying on time (well almost on time because she always paid on the 5th of the month) and last month the basement flooded because the sump pump broke, she let us know when she finally went down into the basement, she hasn't been there in a while according to her, and carpet was the only thing that was wet. She called us on Saturday at 10 pm and we went there on Sunday at 10 am. We sucked the water out, put huge dehumidifiers in and fans and cleaned the carpet ( our carpet guy told us that carpet can be cleaned but he was wrong but not before charging us $400. for the cleaning- our mistake) In the meantime tenant was pissed because the carpet smelled and according to her there was mold which there wasn't  (she is a drama queen) but with all that said we ended up pulling the carpet out and redid the whole basement with vinyl water resistant tiles. Tenant stated that she and her daughter got sick with cold because of all of this and this was only going on for about 1.5 week ( we also contacted the insurance in the meantime but they denied the claim) According to tenant she went for 4 days to her parents to sleep cause it was unbearable but she didn't tell us that while it was going on, she told us that after the fact.  Two days ago she told us that she will pay us rent minus 4 days because she had to stay at her parents plus thats what her attorney told her, after much hesitation we agreed to get her of our backs and not to argue anymore cause she loves to argue and never lets you say anything. But today is the fifth and she didn't pay anything and she knows that she is late cause she has until the 5th to pay.  I will call an attorney on Monday but doesn't anyone know any good attorney in Illinois,( property is in Will County)  that can help us or does anyone has an advice in the meantime?  This women has caused us so much headache I just want her to finish her lease and be out, I don't want to deal with her anymore.....
