Trust/LLC won't affect your ability to get capital. If you own enough properties you may eventually be able to get business loans/lines of credit

Refinance in LLC/Trust is nearly identical as when doing this in your personal name.

Im oversimplifying but this is really the gist of it! Everyone's situation is different and so are state rules. For example, in some states you can use a series LLC in other you cannot. Check with a professional when you're building your entity structure.

Requesting Guidance on Tenant Dispute for San Jose, CA Rental Property.

Details:

  • Lease started on August 5, 2024.
  • Initial walkthrough showed no signs of rodent activity.
  • Tenant reported a rodent issue on August 25. I suggested using traps, and there were no further complaints until November 17.
  • I promptly hired a professional for rodent treatment, which was completed within 10 days.

The tenant is now demanding 3 months of free rent, claiming the property was "infected," despite my timely response and corrective measures.

I need assistance crafting a response to this demand within 2 days to avoid escalation to small claims court. Any advice or solutions are appreciated!

You doing this just to do this? If you already bought it in your name you really have zero asset protection

Wanted to structure LLC for Liability protection. I assume that Insurance will provide me protection against specific risks but not provide liability protection to personal assets.

Hello fellow investors and experts!

I am new to real estate investing and have recently acquired my first investment property, a SFR in Austin, TX. I also have an LLC formed in Texas and am planning to transfer my SFR into the LLC for liability protection.

Could anyone provide detailed guidance on the steps involved in this process? Additionally, I would appreciate recommendations on the professionals I should contact to assist with this transfer.
