Post: How did you form your LLC? Lawyer? Legal Zoom? etc

@Tabitha J. We have our own family "consigliere" for every country we invest in. I would recommend getting it done with lawyer. Make some relationship with the lawyer as well. Keep in touch with him, you never know when you might need him. We always put properties under series LLC like @Kyle R. said. It saves you in the long run. We have our own full-time lawyers, so we get the documentation done by them. Make sure to not put your personal address as the physical address. Some areas allow PO Boxes, while others don't. We always put the physical address as the lawyer's office address, saves us a lot of hassle.

Hi everyone,

I am looking at some turnkey providers and would like to know about you guys' personal experiences. They do have a big inventory and they do provide a vast variety of properties. They do charge markups on pretty much anything they do(in their agreement, which is good and bad). Good in terms that they tell you beforehand that they will charge such and such on this type of work. Bad in terms that it might eat a chunk of the returns.

I would love to know that how many properties you bought? How was the overall experience? What is the level of their rehabs? How well is their PM? How well do they retain the tenants and how long did they take for your property(ies) to rent out? Would you buy more from them? Would you recommend them?

@Linda D. They are all the the KC area. I am not considering appreciation in any shape, form, or way. I don't believe in buying for equity, I only go for cashflow. But, I look for good neighborhoods in the B/B+/A- category. These are the first properties that I am even looking at that are giving single digit in 50% rule. Nonetheless, I don't have much experience of the market in the KC area so I thought it would be better to just ask people that might be familiar with the market. Yes, these are turnkey. I go for turnkey because I would give a chunk of return for the sake of saving time. And thank you for the tip. I will give a thought to the 67k buying process you just wrote...

@Sidney Kanell I have rentals in different countries and I haven't seen most of them, ever. It turned out just fine. The problem you need to keep in mind is management. I had a few bumps in the start, but we changed management and voila! It's been 5 years since I talked to most of my managers. I won't suggest you do the same, but the management team is key...

I use an I surance company called NREIG. I would suggest asking them if they go for it. They might have a slightly higher premium but they'll do it... **fingers crossed**

Hi everyone, I'm just starting.. fresh out of the oven. I need suggestions for turnkey markets and, if possible, refer some names of good companies to buy from.

I live in CA and can't afford properties over here as rental investments...

Truly appreciate any help provided...
