thank you! As we can all see, STR are making an impact. Curious to see how the rules and regulations are going to continue to change in the next few years!

Hi Jon!

My name is Kasey and I have a team, ROI Realty Partners and we specialize in helping investors! Charlotte and its surrounding areas (counties) have ample opportunity in the rental market. Regarding STR, there are restrictions, and they vary. For example, Iredell county (north of Charlotte) just passed a law that if you want to STR your home you need to rezone it. Regarding Mecklenburg (Charlotte) specifically, many HOAs have rental restrictions (such as a minimal lease requirement), which can make STR tricky. Many of our clients that are looking at STR are also looking at MTR as Charlotte is currently top 20 in the country for traveling medical professional demand (furnishedfinders), and we are currently one of the largest cities without a medical educational institution. That is all changing with the development The Pearl, which will also increase the demand for MTR as there will be more students, doctors, etc. coming to the city for months at a time. The Pearl is expected to start seating students in 2025.

Do not hesitate to reach out if you have more questions or would like more market information!

Hello all!

Kasey with ROI Realty Partners here! Many people frequently ask me what areas are "good" to invest in 'outside of charlotte' (Mecklenburg County). Mecklenburg county has an average of about 120 people/day moving here, with about 80 people a day moving to the surrounding counties (Cabarrus, Gaston, Union, Iredell, Catawba). Please see below for two areas to watch!

Gastonia:

Kannapolis:

Big Ideas in Kannapolis Downtown Plan (over the course of 20 years starting in 2015)

1. Construct two anchors - a sports & entertainment complex and a performing arts center
2. Preserve historic character
3. Construct infrastructure & public amenities that generate value
4. Create residential density

Please do not hesitate to reach out with any questions or for more information on pockets around Charlotte to keep an eye on :)

As many of us are seeing, finding cash flow is more difficult these days.  However, finding areas that have promising appreciation?  Not so difficult in the Charlotte Market!  Check out below for three major developments that are happening in Mecklenburg County:

Queens Bridge Collective:

Chicago-based Riverside is underway on Phase 1 of a large mixed use project linking South End and Uptown. The development will feature an Office Tower and Residential Tower, 30,000 Square Feet of Retail, and 1 acre of Green Outdoor Space.

Once complete, this project will be the tallest building outside of the Uptown Central Business District. Estimated Completion- 2025

The Pearl:

Atrium Health, in collaboration with Wexford Science & Technology, is spearheading the development of the Pearl Innovation District. Over the next 15 years, The Pearl is anticipated to generate over 5,500 onsite jobs, according to a statement from Atrium. The project has the potential to create approximately 11,500 jobs across Mecklenburg County.

The significance of this development lies in Charlotte currently being the largest U.S. city without a four-year medical school. Once completed, you’ll find the Howard R. Levine Center for Education, which will house the school of medicine, Wake Forest University School of Business, Wake Forest School for Professional Studies and Carolinas College of Health Sciences. Classes are expected to begin seating in 2025.

The campus will also have a 331,000-square-foot research building, retail, apartments, a hotel and open community spaces.

Carson South End:

Details: The Crescent/Nuveen development, called Carson South End, will include:

  • Nearly 560,000 square feet of office space
  • 10,000 square feet of retail
  • A 200-room luxury boutique hotel
  • More than 100 apartments
  • An 8,000-square-foot amenity terrace

Please do not hesitate to reach out with any questions or if you would like more information on Charlotte (Mecklenburg County) and/or its surrounding counties!
