@Devin Ryan correct. I'm still in search of a great property in the perfect location near table rock lake. I am working on putting together my out of state team. Aside from a local REA needed in Branson MO area, would I be able to use a lender in my home city for this out of state property or would I need to work with a local in state lender?

@Devin Ryan yes I fully intend to spend time at this residence every quarter of the year but will also use it as an investment property.

Looking for part time owner occupied vacation home and part time airbnb rental in Branson MO actually. Would I need to connect with a lender locally there or anywhere?

In search of CPA in Lincoln NE who is a RE investor themselves. My husband and I have a good CPA for our 2 small businesses but unsure if they are really helping us take full advantage of our RE investments and tax savings. We always get the usual speal, well if your paying taxes that means your business is successful/making money.

I know that taxes is your biggest expense over your life time but I feel just taking it from the fed is complete crap. It's out hard earned money, so looking for someone who has skin in the RE game also to offer us better advice/strategies and future planning.

I am looking for free or cheap software to use for Tennant lease signing. I have a STR so will need to send leases frequently to tennants. I currently use the BP lease for my state which I really like as it is more in layman's terms not a lot of legal jargon that's harder to understand. I have the Avail app download which I like but can only use their leases at a cost of $5 a month to manage my rental and send to tennants for signing. I can choose to upload an already signed lease onto Avail but that would require the tennant to sign in person or using docusign perhaps at a cost of $10 a month and then upload the lease for viewing onto Avail. I have also used apartments.com but only for receiving payment from a tennant not for signing/uploading my lease. I don't see anywhere on that software for lease options only for applications.

Any suggestions for software that is free or cheap and easy to use that I can use my lease for tennants to view AND sign digitally would be great. Ideally looking for a 1 stop shop where I can list my property, have applications submitted, leases sent through and payments made all in one would be great.

Thanks guys for the great advice. I did reach out to my CPA and they let me know if I purchase items PRIOR to leasing then most items would be capital expenditures that I could depreciate.

Update...

Turns out this property even with seller financing just wouldn't make a good investment property, but likely a good home for a first time home buyer who would live there. So I passed on it and am now in escrow on another property that I am going to short term lease/airbnb!
