Funny to hear 2 fast replies from Calgary.  Our son had been considering buying a more more affordable house there and do flyin/flyout work in the oil patch where he worked for 5 years earlier.  Buying a home is out of reach for so many here in ON with typical increases 30% or more over the past year.  

The plan would be to instead build here for about $250K ... we have made a land use inquiry with the township to see if we could get a build permit.  What I am hoping to hear opinions on, is the "sellability" of a 6.4 acre property with a 2nd granny-flat type dwelling in addition to our main home.

To help our son break into the housing market, we are looking into building a small (approx 1,000 sq ft) home on our 6.4 acre lot in rural Ontario.  My curiosity is how it would effect influence of this on selling at some point in future.  The 2-house property could be marketed as having a stand-alone Granny Flat or Air bnb unit ... but that would mean a smaller pool of potential buyers.  Any thoughts about this?
