Hi BP! For my fellow JC MF investors (2-4 units) how do you handle trash/recycling/snow removal etc?
Do you hire out, pay the tenants?

I'm looking into a deal that is challenging me to do a bit more work than I have done before (moving the kitchens, changing floor plans, etc).


Of course this sort of work will require permits from the city, gas/electric/plumbing inspections etc. Does anyone have insight on JC inspections/permitting?  Is the city really backed up now? Are they generally quick? any other insights from your experience? 

Trying to gauge what the holding time on this will look like. And perhaps things to keep an eye out for to stay on track :).

Hello BP!

I am closing on a Refinance shortly (for a property in NJ). Getting out there is going to be a hassle. 

Does anyone have a recommendation for a traveling notary in NYC who can handle closing docs for a refinance? Appx how much would such a service cost?

Update - ended up having a company strip & refinish - came out looking fantastic. thank you for the suggestion.

 Thanks for the insight @JD Martin - likely will go this route and have a refinishing company fix it up. My guys had used a refinishing product (Rust Oleum) which I had gotten from Amazon and it didn't last long before it started to peel :(

Good Idea - I didn't think of plumbing supply stores. I'll try heading there if/when I change up the shower pan. The thing I'm afraid of w/ tiling is if cost will be significantly higher or not.

Hey BP landlords! I need some help with a shower pan problem, it needs to be replaced.(see images below)

The dimensions are 34.5in x 35in, but the problem is I can't find anything on HD with these dims...

1) Do you know any brands/shops where I can order this?

2) If not - what would be a comparable solution? (buy a bigger shower pan & cut down? / custom build? / anything else that I'm not thinking of?)

3) Am I right in thinking that we can just remove the existing shower pan, since it is surrounded by a tile wall?

Because this is a rental, I'd like to keep it as low cost as possible (while of course putting in something that is 'quality rental grade').
