What you are doing is not considered bird dogging, it is considered wholesaling. Which is something different, as a bird dog you would basically go out find the good deals, have a wholesaler or investor sign a no compete contract for the property, and then them give them the pertinant information concerning the property. After they sell the property you would be paid a bird dog fee usually between $500 to $1000 sometimes more. But when you put a house under contract that makes you the wholesaler.

Hello I was wondering I have 2 potential bird dog deals in the works. Both houses have roughly $1,000,000 in potential profit for the buyer. What should my fee be. In this case I feel the average $1000 fee to be too low considering the deals. But I don't want to kill the deals by over feeing.

Hey to all the starters, if your like myself you've spent countless hours sifting thru the forms only to get bits of info here and there, seems people are either tired of answering the same questions over and over or are just stingy with the info. I just wanted to let everyone know I found a great book it's called :
The New Path to Real Estate Wealth earning without owning.
by Chantel and Bill Carey

75% of the book is all about wholesaling It includes sample contracts, letters of intent, promisary notes and how to use them all. It gave me all the info I've picked up in the forums plus answered a lot of other questions I had. Basically it leads the horse to water. It's the only book that I've come across about wholesaling.

Fireboat sounds like your describing Detroit, because I live in a suburb there. And I say don't give up so easy things will turn around eventually. I would try and buy low like others have said, but wait for your mortgage to season and then take the cash out of your house so you have the reserves should something go wrong, also if the the value decreases you have the money in your pocket, and if it jumps up you can always refinance. I think your money can do better things for you as a cash asset rather then as equity in a house that may lose value. Just my take.

Even good freinds will rake you over the coals for a few hundred or especially a few thousand dollars. I would have them sign a no compete reguardless of who they are. Your in this by yourself, for yourself. Protect yourself. :wink:

Hey I have a chance to attend one of those "FREE" Rich Dad training classes tomorrow. Now I know that they will undoubtedly try to sell me some ridiculously high priced package, but was wondering if anyone has attended these before? and if so was it just a waste of time?
