Hello Tammy,

I'm a real estate investment manager in Tallahassee and my company is looking to purchase "value add" properties in Tallahassee that we can purchase, rehab and sell to a retail owner occupant or rehab, lease up and sell to one of our passive investor clients that we manage portfolios for.  We are looking primarily for single family units but we will also look at multifamily units that we could add to our portfolio. We can close relatively quickly with all cash.

Thanks Dan. I'm not a Realtor but my wife is one so I will have her to check. Are you saying that they have Master Lease samples there. When I say "Master Lease," I'm referring to a lease that gives me the rights to control a property that I don't own and the ability to sub-lease it for a profit to another tenant. I'm looking for certain language and clauses that I can borrow to craft my own Master lease with.

I'm looking into adding some lease option properties to my portfolio and I wanted to know if anyone has a sample master lease agreement that they wouldn't mind sharing. Trying not to have to craft one from scratch.
