 Thanks everyone for the warm welcome and I appreciate the tips and recommendations even more!

I've already connected with several members via PM and in just 24hrs the gears are already turning and ideas are flowing. My job is to capitalize on this momentum and take action.

Hi Shiloh,

Yes, my investments thus far have been in Ca. (Not counting my residence of course). I had a fix/flip in Barstow, I own a three unit in Lake Elsinore, and I was the private lender on a handful of properties in Barstow, San Jacinto, Hemet, and Blythe. All were done in a self-directed Roth IRA with checkbook control.

I'm now positioned to invest outside of the IRA (as well as inside since two properties sold last week).

Can you elaborate on your Indy properties underperforming? What type of ROI are you realizing? Are your initial calculations holding true? If not, what were the underestimated expenses?

My name is Karlos and I'm a new member from Covina in So. California.  I have around 10 R.E. transactions under my belt but still consider myself a newbie.  My focus is now on buy/hold real estate in cash flowing markets in the midwest (which I have not yet accomplished).  I've narrowed my focus to include pure cash-flow plays in Indianapolis or Ohio as well as hybrid markets in Dallas, Ft. Worth, and Houston.  My acquisition strategy is to Brrrr.  If I find that to be difficult, turnkey investing will be my next option.

I would love to connect with wholesalers, contractors, investors, turnkey providers and property managers in these markets.  I would also like to connect with local So. Cal investors who share similar investment strategies.  Feel free to shoot me a friend request.  Thanks.

Pay off the loans and use hard money on the next deal.  Two points plus 1% per month is a way better deal than 2% per month.

Just curious, how have these maxed out credit cards affected your FICO? Paying off the debt might improve your score for the next one.
