@Mark Butler @Michael Quarles I personally had an excellent experience with Michael. The old saying "You get what you pay for" doesn't apply here because I found the program was available at an extremely low price. In this case it's more about "You get what you put in". 

Also keep in mind that some people just aren't great at connecting with customers and making sales.

@Pilar Oliva It's essentially the same letter, just change of wording a bit. I stop mailing when they list, sale, or call asking me to stop.

@Devin Mann there is a way, but I don’t think it comes in the form of a google search. Start mailing both and see which one produces more for you. If I wanted to know what my competition was doing I’d either ask them or look at the deals they’re closing. If they’re buying properties from “the estate of” or the properties have recently gone through probate then there’s your sign. You can buy houses from any sub group you mail as long as you do quality consistent marketing. It’s not that difficult or complex.

@Rich Hupper  here in Louisiana my Parish (county) mixes successions (probate) with family court records too. We also use old French laws here so I have had to search a ton of the terminology over the last few years. Good questions though. Sounds like you’re on the right track.

@Robert Burns I pull mine manually as well. I’ve been doing this for a few years and haven’t heard of anyone who sells (quality) probate leads here in Louisiana. BR is a bigger metro though, so there very well could be someone. I doubt anyone you buy from will have as new and accurate as you collect yourself. Just my 2 cents.

@Ro Carter and @Account Closed I use Excel as well and mail merge all my leads. Everything is done in house and I haven’t found any reason to pursue a more sophisticated system. I print, sign, fold, stuff, and hand address about 600 letters/month. The best purchase I’ve made is a $200 letter folder. Overall it’s not that difficult. I enjoy it. Try to be very consistent. 

As far as mailing cycles go, I really think it depends on your state law. In my area there is no minimum time limit put on property inside of the estate. The filing of probate and judgement of possession can happen in about two weeks, therefore heirs have the ability to sell pretty quickly. So I load up my mail on the front end. I mail the day after probate is filed, then 2 weeks, 2 weeks again, then put them on 45 day cycle. That’s what I’ve found works for me and my area.

@Matt K. with all the hurricanes we have down here it's not uncommon for FEMA to rent out property for workers to stay at. I know a few people who have had 3-5 year tenants that way.

@Neil Goradia I personally use TLOxp. When I signed up they tried to sell me on a monthly plan. I use such low volume I told them I would only do a per use charge. They charge me $1 per use. So far I've found it to be very accurate. A friend of mine moved and her info was updated in 3 weeks on there.

@Matt K. I laughed when I read your post about $130k over asking. Made you question your valuation lol. I had that happen to me last week. Made my strong $65k offer and I get a call from the seller that they accepted a $135k offer. Had me scratching my head.
