I am a development company. Sometimes we build houses and sometimes we build offices. We have our own employees including individuals with various licenses including a GC, electric, and concrete. The only GCs I deal with are as employees of mine. I don't have a good connection to somebody who does ornamental metals, am looking to meet more plumbers, and affordable finish carpenters. We build high end properties. Adhering to budgets which go my portfolio when building high end properties is difficult because material prices vary when trying to find something like blue granite (which I am presently importing from Brazil) or a large quantity of copper.

I too focus on buys and holds. I like to develop property that is the best of its class and then hold it for a minimum of 10 years. When you develop high end properties it is sometimes difficult to sell quickly and make the profit you could make if you held 10 years.

Given the Ventura Cahuenga Specific Plan does anybody care to build anymore office buildings in the Eastern San Fernando Valley? The shortage of new Class A office buildings is leading to larger sized professional firms not being in the Valley anymore. Besides mixed use nothing more than a few stories has been built along Ventura Boulevard in more than 30 years. Existing Class A space in my part of the Valley is dated.

I am looking to meet sub-contractors. I am also looking for additional labor. I started a development company in approximately 1999 and it has grown. I am presently finishing a waterside residence in Oxnard. I hope to start building a mansion in Studio City next year.

In addition to being a developer I am a Work Lawyer I represent labor. Unfortunately I am not an expert on real estate law, but have had to handle several cases involving my real estate holdings.
