A multi zone mini split system would be easy to retrofit into a brick house, it is also a super efficient way to cool and heat.


Older brick homes are also good candidates for a “space pack” system, with ultra slim flexible duct work. Many homes in Saint Louis have these systems.

Hey David,

This particular house had several issues, starting with the city not properly notifying the current owner(who is dead??) and there was also a 12k federal tax lien. My attorney advised to let this one go, I will be receiving a full refund from the city in 3 weeks, only because of there notification mistake.

Ron Entwistle-BPG

Hey Kyle,

I was at the last Auction (I think I sat next to you) and I had similar questions/concerns. I purchased a SFR on the south side with no prior research with the exception of a drive by, it was a second round property. I am waiting for the confirmation, I hired an attorney to complete this process.

I had similar concerns not knowing the title status of each property, the title information reports are $125, probably worth the investment. I just received the report back from this most recent property and I'm not sure how to interpret the information. After learning the name of the lean holder I found a news article depicting a man with the same name being murdered by his girlfriend in a house on the same block. Sooo I think there are a lot of unknowns with these properties.

This is great information to consider. I decided to purchase one SFR for $6,300 in a c+ class neighborhood. I currently have a real estate lawyer working on my confirmation of sale. HOPEFULLY everything goes smoothly. There are people living in the residence, so I'm sure it will get interesting.

Hello BP,

I am considering a few properties in a upcoming land tax sale. The city is recommending on there website to consult an attorney prior to bidding.

" We strenuously suggest that you consult an attorney before bidding on any parcel of property"

I have never attempted this before, what sort of repercussions should I potentially expect from the purchase of these properties?
