I'm following this thread and was wondering how or if views change for retail tenants? All my tenants are retail and although they haven't asked for rent relief yet, I am expecting it. What would you do?

Hello! 

Has anyone heard of charging a fee to the owner for assisting in a refinance? The fee would be for providing the lender with documents, collecting estoppel certificates from tenants, meeting and assisting the appraiser, etc. If so, what would be a fair fee? This is outside of the property management agreement.

Restaurant tenant wants to sell its business and assign its lease to a person living in a different city. Is the potential new tenant's physical location a valid reason for the landlord to reject the assignment?

Commercial property management company charges 5% of monthly gross income as its fee, which includes CAM income. The tenant's lease is NNN and property management fees are considered a CAM charge. If the tenant is paying a monthly CAM fee (which includes property management fees) and the property management company is charging 5% of gross income (which includes CAM), is the tenant being double charged? Even if so, is this standard?

Did you end up charging 6% of gross income, including CAM? I have the same question.
