We're in a similar boat. The rental we bought only has a bathtub. We'll be adding a shower head but the shower is covered in wallpaper. So that's going to have to come down and then I think we'll put up the shower board. It'll match the existing bathtub and it works for our needs.

If you have the money try and match the tile, if not shower board may be your best bet.

Thank you so much everyone for the advice, it's what we've thinking as well. We are going to get some blinds put in and refinish the hardwood under all the carpets upstairs and put tile in the bathroom. Then a couple coats of paint will hopefully brighten things up a bit and make it easier to rent out.

We close next week and are excited to get in, get some things updated, and get it on the market. Thanks again for all the advice we really appreciate it!

Welcome Brad, my husband and I are in the Salt Lake City area and are just about to close on our first SFH in Milcreek. If you're interested I've found this link to Utah tenant laws to be extremely helpful.

Wishing you the best!

My husband and I are closing on our first rental property on the 28th of July in Salt Lake City. It's a fantastic home with updated AC, furnace, water heater, roof, etc. but it's extremely dated. Think blue carpet and wood paneling.

It's in a hot area of Salt Lake City that is a really great place for a rental but we're wondering if an update is really needed. Is it worth it to re-do the carpet now if renters will just destroy it anyway.

Any advice would be appreciated. At this point we're leaning towards replacing some old appliances and putting tile in a bathroom that has carpet but keeping the colored carpets, paneling, and dated drapes.

Thanks for the help!
